A San Francisco investment giant that manages more than $75 billion will deepen its commitment to Dallas with the addition of new office space in Uptown.

Sixth Street plans to add another floor to its footprint at 2100 McKinney Ave.

With an emphasis on long-term, flexible capital, Sixth Street works with a variety of industries and themes that include infrastructure, real estate, direct lending and agriculture, among others. It has invested in household names such as Airbnb and Spotify.

The firm’s broad prospectus has led it to bet on areas where it sees the potential and appetite for significant growth. That includes a foray into the world of professional sports. Sixth Street, for instance, invested in Spanish soccer club Real Madrid and co-founded Bay FC, which is part of the National Women’s Soccer League.

In Texas, the firm owns a stake in the San Antonio Spurs and an interest in premium experiences company Legends Hospitality, co-founded by the Dallas Cowboys and New York Yankees. One of its larger investments tied to Dallas-Fort Worth includes infusions into Irving-based Caris Life Sciences.

Sixth Street has been in Dallas for about a decade, and the local office has since grown to become one of its largest.

The firm has nearly 200 employees in Dallas and has nearly doubled its headcount in the past two to three years.

Roles at the Dallas office include finance, accounting and technology and professional services. A number of investment professionals also are based in Dallas.

The firm’s growing footprint signals its continued plans to expand in the region.

The firm will add 28,000 square feet at the 19-story 2100 McKinney building, according to a filing with the Texas Department of Licensing and Regulation.

Work on Sixth Street’s space is slated to begin in April with a delivery date set for mid-October, the filing says. The construction cost is estimated at $3.2 million.

The Ferro Collective is listed as the design firm on the filing.

CBRE, which coincidentally has its global headquarters in the building, manages 2100 McKinney. CBRE’s Tommy Nelson and Clay Gilbert handle the leasing for the property.
